Q. What is YASHIRO Real Estate?
YASHIRO Real Estate is a consulting firm that brokers high-end real estate for executives and high-net-worth individuals, using a proprietary space-evaluation standard grounded in environmental engineering, quantum mechanics, and Kyusei Kigaku (Japanese astrology). Rather than simply introducing properties, our goal is to provide a "sanctuary" that helps our clients perform at their best and reshape their lives for the better. Learn more on the About page.
Q. What does "Iyashirochi" mean?
Iyashirochi (弥盛地) is YASHIRO's proprietary standard for selecting land and spaces that, from an environmental-engineering and geomantic perspective, carry little unwanted noise and high potential. We curate properties with good "energy" that calm the mind and body and naturally draw out a resident's inherent abilities, based on this standard.
Q. What is "Entrainment"?
Entrainment is a physical phenomenon in which several pendulum clocks mounted on the same wall gradually settle into the same rhythm — a large-scale environment has the power to synchronize the people within it. YASHIRO applies this concept to living spaces: by placing yourself in a high-quality environment, your own standards are naturally elevated to a higher stage.
Q. What are your brokerage fees?
For rentals, the fee is 1.1 months' rent. For purchases, it is 3% of the property price plus JPY 60,000. When you contract a property through YASHIRO, our basic spatial-energy assessment is included in this brokerage fee at no additional cost. Standalone spatial assessments not tied to a property contract, or more complex environmental-engineering / Feng Shui assessments, are available on request (ASK). See Service for details.
Q. What is the "Ultimate Performance Guarantee"?
This is a guarantee that applies if you terminate your lease early after moving in because the property's "energy doesn't suit you" or "your performance has declined." If you move out within 6 months, your next brokerage fee is waived entirely (JPY 0). If you move out within 1 year, your next brokerage fee is reduced by half.
Q. Which areas do you cover?
We primarily serve the 23 wards of Tokyo, with a focus on Minato, Shibuya, and Chiyoda. We also cover every other ward, including Edogawa, Katsushika, and Adachi, each explained through YASHIRO's own perspective on the land's history and energy. See Areas & Roots for details.
Q. What is the process from consultation to move-in?
It begins with an in-depth hearing form, followed by a proposal of properties with good "energy," a viewing (online viewings are available for those farther away), application and screening, and finally the contract. After you move in, we continue to support you with furniture placement and plant selection to further elevate the energy of your room, from a Feng Shui and environmental-psychology perspective. Q. Do you offer anything beyond brokerage?
Yes. We offer "Spatial Botany," which calculates a room's light and airflow to select the optimal plant species and form, and "Strategic Interior," which uses ergonomics and environmental psychology to select furniture that eliminates visual and physical noise. Both are available through our online store.
